Fee Schedule for Inspection and Consulting Services

Missouri Home Inspection Services charges a standard fee for conducting a home inspection.  Unlike other inspection companies, we do not charge additional amounts based on the age of the home, construction materials used, number of stories, etc.  And relative to the size and cost of the average home, our inspection fees cost less than 12 cents per square foot!  All of our home inspections are thorough and exceed  national Standards of Performance.  And for your convenience, we accept payment by cash, check or credit card.

Our home inspection fee schedule is shown below.   Prices are based on living space.

For existing homes within 40 miles of Fort Leonard Wood:
Up to 3,000 square feet of living space: $275.00. 
3,001 to 4,000 square feet: $350.00 
4,001  and above: $425.00

A $100.00 fee is charged for any re-inspections.  Re-inspections are usually required if:
1)  A follow-up inspection is required to verify that corrections have been made concerning any deficiencies identified in the first inspection.

2) If utilities (water, electricity, gas) were not functioning at the time of the inspection and a complete inspection could not be conducted the first time.  It is strongly recommended that you ensure all utilities are functioning at the time of the first inspection.

For remodeling projects, roof inspections and inspections of siding installations:
$150.00

For new construction:
 - Footing inspection: $100.00
 - Foundation wall inspection: $100.00
 - Framing inspection: $275.00 for up to 3,000 square feet of living space.
 - Combination rough-in inspection: $275.00 for up to 3,000 square feet of living space.
(A combination inspection refers to the phase of construction when the walls, floor and roof of the house are framed;  the plumbing drain and vents pipes are installed, water supply lines are installed, main service panel and electrical wiring is installed, HVAC ductwork is installed, the roof is installed but no insulation, drywall, floor covering, fixtures or appliances are installed.)

 - Final inspection (for occupancy): Pricing is the same as for a home inspection; please see above.  (This inspection is done after all plumbing and lighting fixtures are set, cabinets and appliances are installed, HVAC units are installed, floor coverings, windows, doors, etc. have been installed and the house is ready to move into.) 

Septim system evaluation: $120.00

Lagoon inspection: $120.00

Septic system inspection: $400.00.  As required by the Missouri Department of Health and Senior Services, any private well servicing the residence must be tested at the same time of any septic system inspection. 

Private water well test: $100.00 for the first time; $75.00 for each successive test, if required.  The Department of Health and Senior Services does not allow the testing of a private well without the inspection of a septic system, if present.
